“First, I go over to the home and I measure up the outside so that I can get the correct square footage, then I go inside and measure each and every room upstairs and then downstairs. I check out the number of bathrooms and how many pieces are in each one (I don't measure the bathrooms). Then I check out the furnace and the hot water tank. I check out the type of plumbing and the amperage of the electrical system.

“After I have done this, I sit down with the owners and they tell me what they liked the best about their home and why they are selling (this way I know their situation and can help them).

“Next, I go to my office and check on the MLS (multiple listing service) system for comparables of the houses that are on the market. I try to use similar properties, and then I check out the Solds, again looking at similar properties. When I have done all this, I put it all on my computer and I will then figure out a price range that their home is worth. I then make up a booklet for the client.

“Then I meet with the owners and explain to them what I think the market will bear after we discuss what it takes to market their home and what they should do to help sell their home. If they like what they hear, we then do up a listing contract and put their home on the market and sell it.”
